According to Rightmove data, the average house price in Wixams currently sits around £425,000 for a three-bedroom property. However, with the forthcoming infrastructure improvements and heightened demand, this figure could rise by 10–20% over the next few years, with further acceleration as the park nears completion.
Railway Station: A Key Driver
The planned railway station at Wixams — due to open in 2026 — is also seen as a major catalyst for growth. The new station will enhance connectivity to London and other regional hubs, making the area even more attractive for commuters and investors.
“Transport access is a critical factor in property valuation,” explains housing analyst Michael Dalton. “Combine that with a globally recognised brand like Universal, and you have a recipe for rapid growth. This isn’t just good for homeowners — it’s a shot in the arm for the local economy.”

Not all residents are celebrating, however. Some worry about overdevelopment, increased congestion, and affordability. “We’re excited about the opportunities, but we don’t want to be priced out of our own town,” says Lisa Montgomery, a Kempston resident.
Local authorities have promised careful planning and community engagement. Bedford Borough Council has highlighted the need for affordable housing provisions, balanced growth, and protection of green spaces.
